"Some 'Preapprovals' worthless"

Columbus Indiana Real EstateNew national research shows that many buyers and homesellers are kidding themselves when it comes to a very important step in the home buying or selling process: loan preapprovals! Be aware of the fact that many preapproval letters are not worth the paper they are printed on! Kenneth Harney, a syndicated columnist,writes "More than half of the participants in a nationally representative statistical sample of realty agents identified unreliable or bogus preapproval letters as a key cause of breakdowns in transactions. The agents said 39 percent of all preapprovals by Internet-based lenders were faulty or "invalid". This is something we definitely see in our industry. One of the biggest obstacles we, as Realtors, must overcome for our clients is the financing piece. A word to the wise: be cautious if you are a seller about accepting an offer based on a preapproval letter without asking some questions and be cautious if you a buyer when you are determining who will provide your financing. There are so many factors which contribute to the cost of borrowing money. The interest rate is simply one factor. A reputable Realtor should be able to help you at least ask the right questions. If you are planning to sell your home "For Sale By Owner", be prepared in advance for how you will deal with financing issues your buyer may bring. In order to be truly "prequalified", the lender should have required some proof of income, a copy of a credit report pulled, and more. Good luck and happy selling!

Stage your home for sale!

Now that spring is here and you are ready to put your house on the market you are probably wondering if your house needs a quick pick-me-up. It probably does. The question of how to prepare your home for sale is one that happens at every consultation appointment we do at Spoon Real Estate. You have spent however many years you have lived in your home making it personally reflect your personality, tastes, and interests. Now, the goal is simple: reverse all that you have done! Not quite. Of course, if you want your home to sell quickly and for the best price possible, you will definitely want to do your homework on preparing to sell. My suggestion is simple: neutralize the decor, neutralize the odors in your home, and neutralize and problem areas. Wow! This is work. Yes, it is, however, in the end a little hard work on the front end will save you time and money in the end. How do you neutralize decor? Make sure your wall colors and accent colors are capable of going with lots of peoples things. If you have a lot of strong color in your home, try to tone it down with more neutral accesories. My house doesn't smell you might say. 80% of all complaints potential buyers make about homes they see has to do with smoking odors, pet odors, cooking odors, and mildew odors. WOW! Have someone give you an honest opinion and take the necessary steps. It might involve leaving Fido out in the garage or limiting his movement in the house to the mud room until the sale is complete. Spring Fever!

Columbus Indiana Real EstateWow! The spring real estate market is definitely here! Spoon Real Estate helped seven houses go into pending in 10 days. It has been a busy time. What a great time to get your house on the market. According to the Columbus Board of Realtors MLS today, there are 383 homes actively for sale in the Columbus and Bartholomew County areas. Spoon Real Estate would love the opportunity to interview for the important job of advising you through your next sale. I also want to take just a second to thank The Republic newspaper for doing such an awesome job highlighting Ryan Wasson's senior project to become a Realtor and work with a client. I feel incredibly privileged to be a part of this project and pleased that our local newspaper did such an awesome job highlighting the efforts of a local senior high student!
